Architectural Shingles 101: Why GAF Is the Workhorse of NJ Roofs

If you have gotten a roofing quote in Northern NJ, you have probably seen the words "GAF architectural shingle." It is what we install most, and it is what most homeowners end up choosing once they understand the options. Here is what the term means, what you are paying for, and what matters more than the shingle itself.

What an Architectural Shingle Is

Asphalt shingles come in two main styles. Three-tab shingles are thinner, flat, and uniform. Architectural shingles, sometimes called dimensional or laminate shingles, are built in layers, which makes them thicker and gives the roof a textured look with more depth and shadow.

Architectural shingles also carry longer manufacturer warranties. For architectural shingles, the manufacturer's warranty is typically 30 to 50 years, depending on the product line.

Why We Install GAF Most Often

GAF architectural asphalt shingle is the workhorse of our roofing work. A few reasons homeowners and contractors keep coming back to it:

  • Wide range of colors and profiles, so it suits a colonial in Morris County as well as a newer build in Bergen
  • Proven performance on roofs across the Northeast
  • Strong manufacturer warranty coverage on the shingle itself
  • Availability and consistency, which matters when you need a repair years later

Shingle brand is one decision. How the roof is built under the shingle is the bigger one.

What Matters More Than the Shingle

A roof is a system. The shingle is the visible layer, but what goes under it and around it decides whether the roof leaks in year eight or lasts for decades.

Full tear-off

We typically recommend a full tear-off. Removing the old shingles lets us inspect the deck, replace any soft sheathing, and start clean. Laying new shingles over old ones is a short-term cost saving and a long-term liability, and we will talk through both options on the walkthrough.

Ice-and-water shield

In Northern NJ, ice dams are a real winter problem. We install ice-and-water shield in the valleys and at the eaves, so water that backs up under shingles has a barrier to stop it. Our guide to ice dams and roof venting explains why this matters.

Ridge venting

Proper ventilation keeps the roof deck cold, which helps stop the melt-and-refreeze cycle that creates ice dams. We ridge-vent properly on full re-roofs.

Flashing

Most roof leaks are flashing failures, not shingle failures. Around chimneys, valleys, walls, and skylights, flashing is where water finds its way in. A careful installer treats flashing as seriously as the shingle.

How Long Do Architectural Shingles Last?

The manufacturer's warranty on architectural shingles is typically 30 to 50 years, but the warranty period and the real-world lifespan are not the same thing. Sun exposure, ventilation, installation quality, and weather all affect how long a roof actually lasts. A roof installed with poor ventilation can age much faster than the warranty suggests.

In practice, the install quality is the real warranty. We have been answering customer callbacks on installs going back many years, and that record matters more than a number printed on a brochure.

What a Roof Replacement Costs

A full roof replacement in Northern NJ typically runs $12,000 to $30,000, depending on the size and complexity of the roof, the material, and what we find under the old shingles. Rotted decking, multiple layers of old roofing, and complicated rooflines all add cost. We walk you through these when we present your estimate, so you can see what drives your number.

When Metal Makes Sense

Standing-seam metal is a different product with a different price. We use it for accents, porches, and lower-slope sections, where it can look sharp and perform well. For most full roofs, architectural asphalt remains the practical choice. If you are curious about mixing materials, a metal accent over a porch on an otherwise shingled roof is a common and attractive combination.

Reading a Roofing Quote

A good roofing quote is itemized. Look for the scope of tear-off, the underlayment and ice-and-water shield, the ventilation plan, the flashing details, the shingle line and color, and the warranty terms. A quote that is a single number with no description is hard to compare and easy to inflate. After the walkthrough we present you with an estimate and walk you through what it covers, so you can see exactly what you are paying for and compare it with any other bid.

What to Expect on Install Day

A full tear-off and re-roof is a multi-day job. The crew removes the old shingles, inspects and repairs the deck, installs the underlayment and ice-and-water shield, sets the new shingles, and finishes the ridge. We protect landscaping, run magnets for nails, and clean up as we go. Most homeowners are surprised by how quickly it moves once the crew is on site.

Questions to Ask Any Roofer

  • Is the quote for a full tear-off or an overlay?
  • Is ice-and-water shield included, and where?
  • How will the roof be ventilated?
  • What is the manufacturer warranty, and what does the contractor's own workmanship coverage add?
  • Who actually does the work: your crew or subcontractors?

When to Call

If you see missing or curling shingles, granules in your gutters, water stains on ceilings, or a roof that is nearing the end of its life, schedule a walkthrough before a small problem becomes an emergency. We will tell you honestly whether you need a repair or a replacement. Our guide to the signs your siding is failing uses the same approach for the walls.
